Many of you may be aware or have heard reference to the introduction of a new law that will be affecting the private rented sector in the near future.
It is currently referred to as the Renters Rights Bill and when it receives Royal Assent will become an Act of Parliament, known as the Renters Rights Act.
Whether you are a landlord, managing agent or tenant the details will have an impact on you.
At the time of writing (September 2025), there is no exact date set for the introduction of the Act. The latest indication is that it will be late 2025 / early 2026. Some provisions will only become law when additional regulations are made, which will take more time. This leaflet, which has been prepared by DASH, who offer support and expertise for the Private Rented Sector (PRS), will provide you with an overview of the key changes, which include:
- The End of Section 21 ‘No Fault Evictions’
- Introduction of a Private Rented Sector Database
- Private Landlords will be required to meet the Decent Homes Standard
- Changes to Rent Increases
- Tenant Dispute Resolution – via Ombudsman Scheme
- New Rules on Pets in Rental Accommodation
- Stronger Protections Against Tenant Discrimination
- Stronger Local Authority Enforcement
Until the law comes into force and government guidance is produced, giving detailed information about how and when these different elements will come into effect is difficult.
However we want to ensure those affected are aware of the key issues and can consider how these changes may affect them going forward, so they can plan for them.
