Demolition

Anyone who intends to demolish a building that is not exempt (see list below) must give notice to our Building Control team by filling in the Section 80 form below:

Demolition Notice

The demolition work should only commence after either:

1) The Council has served a Section 81 counter notice on the person intending to carry out the demolition work, which will set out any conditions that must be complied with during the course of the demolition, or

2) A period of six weeks has expired since written notification of the intended demolition was give to the Council.

Construction (Design and Management) Regulations

The Construction (Design and Management) Regulations apply to most demolition work. To find more information on this visit the Health and Safety Executive website

Asbestos

If any asbestos materials are found then the Health and Safety Executive should be contacted immediately to ensure safe removal and disposal.

Exemptions

Buildings exempt from demolition control include:

- Buildings having an external size of less than 50m³ (Note that this is less than the average double garage).
- A conservatory, shed or garage that forms an extension to a building.
- Buildings used solely as agricultural buildings.
- Work in occupied buildings where it is intended that it should continue to be occupied.
